A portable storage building is what most people have in mind when the term “storage building”, or storage shed is used. The portable storage building is a a building small enough to be moved from one place to another when fully assembled. A movable storage building is limited in size because it must be moved, and with buildings beyond about 14′ by 26′, moving becomes a much bigger issue. If a building is needed which exceeds this size, building it on site might be a better option.

Portable sheds are not kits

A distinction should be made between portable sheds and shed kits. Shed kits are portable, but are not assembled. Portable storage buildings are fully assembled, usually “skid mounted”, and can be moved onto your site via a truck and trailer, leveled, and ready for your immediate use.

Portable storage building uses

There are many uses for portable storage buildings. They are often used for other purposes besides storage. These versatile buildings can be used as field offices, on sight tool sheds, temporary housing, home gyms, game rooms, pool houses, hunting and fishing cabins, and much more. The list is limited only by the imagination.

Portable shed cost

Despite the utility and functionality of these small storage buildings, the cost for owning one is relatively small, especially when compared to the cost of renting storage space in a public storage facility for a long period of time. The initial cost, and payments may be a little more than the cost of renting storage, but when compared over several years, there can be no argument that buying a portable storage building is a much better financial decision.

Portable storage buildings in Texas

Texas has it’s fair share of portable shed dealers, and the vast majority of them have high quality products at very fair prices. Some are better than others, and one builder may offer more of the features you need, or building materials more suitable to your purposes than others, so you should check with more than one, and do a little comparison shopping before plopping down your hard earned cash.

Factors to consider when buying a portable shed:

Delivery

Cost

Delivery cost may make the difference between buying from one dealer or another. If the cost to have the building trucked across state is too high, it may make more sense to have a custom building built for you buy a local portable shed dealer.

Obstacles

The cost is not the only thing to consider, there is also the issue of obstructions, like gates that are too small for the trailer and building to fit through. you should do some measuring before you get together with your dealer. Don’t leave this to guess work.

Materials

The materials you choose should be suitable to your location. For instance, if you have a Home Owners Association, it will probably need to be made of wood and not steel. Whatever material you settle on, look for high quality materials.

Construction

No matter how good the material, it will not survive the rigors of Texas weather if it is not properly constructed. Quality construction and good materials will offer good service for a many years. Poor materials or construction may leave you with ruined storage, and in need of a replacement.

Rent to own portable storage buildings can be viable financial options for people who may not have the resources to buy storage buildings outright at the time, but need the space soon. Rent to own storage buildings are far better options than rent forever public storage. The cost of renting a storage building with the option to purchase, is about the same as public storage on a month to month basis, and much less than the cost of perpetual rental when stretched out over time.

What are rent to own portable storage buildings?

“What’s the deal with rent to own? What is rent to own?” These are some of the most common questions in the storage building industry in Texas.

When you decide to buy a storage building, rent to own will probably be one of the options you will be given if you decide to finance. In fact, rent to own, storage buildings make up one of the largest blocks in the portable building industry in Texas. So, is rent to own a valid financing option?

Is rent to own a good option?

The answer is: Yes! When considering whether to store your belongings in a public storage facility, or buy a storage building, rent to own makes much more sense. With either choice, you will be paying rent, but with a self storage facility, your rent goes on forever, with a portable storage building, your rent will eventually end, the building will be yours, and you will not have to drive to another part of town to get your belongings.

Rent to own compared by long term cost

Most utility buildings, especially the steel clad portable storage buildings, have a warranty on the siding of the building. This is important because as long as the siding stays in tact, the rest of the structure stays in tact. If you consider a building with a 20 year siding warranty, and a 4 year rent to own contract for about $200.00 per month, your cost per month stretched out over that 20 years of service, would only be $4.16, as opposed to paying full rent for public storage during the same time period.

Rent to own storage buildings may not be the best option for everyone, every time, but they are a very good option in many situations. You will pay more than if you made a cash purchase, but you will pay far less than if you continue to use public storage.

Rent to own and credit history

In most rent to own portable storage building programs, your credit history is not an issue, failure to complete the contract will not result in credit damage, if you decide you no longer need the building, you can return it without a problem, or pay it off early with no penalty, at any time. In most cases, if you pay the storage building off early, you will only pay what is owed on the building, and not the remaining rent. This will vary with different rent to own programs and different storage building dealers, so do some shopping, and do your homework before you sign on the dotted line.

Rental and taxes

Leasing to own also offers a tax advantage if you use it for your business as an office, for document storage, or for tool or material storage. If the building is used for business purposes, the rent can be “written off” as a business expense.

Rent to own portable storage buildings Texas

Please note that the portable part is very important in the rent to own portable storage building equation. Most lease purchase agreements from storage building dealers require that the building be trucked to your property, and not built on site. The reasons of course, are pretty obvious. If a building is built behind a fence that is larger than the opening, it would be difficult to move in case of default.

Is lease purchase for you?

Rent to own storage buildings may or may not be for you, but you will never know until you check them out. Be sure you write down any questions you might have about the purchase, and ask them when you visit your dealer. Finding the right dealer with the right package for you may take a little time and effort, but it will be worth the trouble in the long run.

More about Austin Texas

In 1835–1836, Texans fought for independence in the Texas Revolution and won. Texas thus became its own independent country with its own president, congress and monetary system. In 1839, the Texas Congress formed a commission to seek a site for a new capital to be named for Stephen F. Austin. Mirabeau B. Lamar, third president of the newly formed Republic of Texas, advised the commissioners to investigate the area named Waterloo, noting the area's hills, waterways, and pleasant surroundings. Waterloo was selected and the name Austin was chosen as the town's new name. The location was seen as a convenient crossroads for trade routes between Santa Fe and Galveston Bay, as well as routes between northern Mexico and the Red River. Austin is also the site where the southern leg of the Chisholm Trail leads to the Colorado River.

More about Dallas Texas

Dallas was founded in 1841 and formally incorporated as a city in February 1856. Before Texas was claimed in the 18th century as a part of the Viceroyalty of New Spain by the Spanish Empire, the Dallas area was inhabited by the Caddo Native Americans. Later, France also claimed the area, but in 1819 the Adams-Onís Treaty made the Red River the northern boundary of New Spain, officially placing the future location of Dallas well within Spanish territory. The area remained under Spanish rule until 1821, when Mexico declared independence from Spain and the area became part of the Mexican state of Coahuila y Tejas. In 1836, the Republic of Texas broke off from Mexico to become an independent nation. In 1839, four years into the Republic's existence, Warren Angus Ferris surveyed the area around present-day Dallas. Two years later, John Neely Bryan established a permanent settlement near a river he found and called that settlement Dallas. The Republic of Texas was then annexed by the United States in 1845 and Dallas County was established the following year. The name of the city has uncertain origins. Wikipedia Dallas Texas

Dallas has grown from it's early development in the cotton and oil industries into a modern financial powerhouse. It has the largest metropolitan area in the south.

What is rent to own?

Rent to own, as it is done with most rent to own storage buildings, is the process of buying a utility building through a lease purchase agreement. The builder, or supplier gives over possession of a storage building to the purchaser with the agreement that the purchaser will make rental payments with an option to own the building. The structure of such agreements can vary a little, but it is usually something like this:

Rent to own storage buildings: How it works

There is a down payment which most often consists of a security deposit, and the first months rent/payment. The remaining contract price will be paid in equal payments throughout the course of the contract which is usually 36 or 48 months. The amount of rent is determined by a pre set number which is based on the number of payments.

What it boils down to, is that half of each payment will be rent, and the other half goes toward ownership. Yes, you will be paying to rent the building while you pay to own the building, and this will effectively double the cost. This may seem excessive, but keep reading and you will see why it is still a viable option.

Advantages of rent to own storage buildings

With most rent to own storage building contracts in Texas, you can return the building without having to pay the remaining rent.

You can return the building without having any sort of hit to your credit.

You can pay the building off early without having to pay the remaining rent cost.

You can pay the building off early, without suffering any financial penalty.

You can get the building, and have it delivered to your property for nothing more than a deposit and the first months rent.

You can get on your way to owning a storage building right away instead of waiting until you save enough money.

You can stop the perpetual rent cycle of public storage for about the same monthly cost as public storage.

You can stop driving across town when you need something from storage which will save fuel and time.

You can save on income tax if you use the building for business since rent is deductible.

The cost of the building and rental, when stretched out over the life of a well built building will be only a few dollars a year as opposed to hundreds of dollars per year with public storage.

The building will eventually be yours to do with as you wish.

In Texas, there is incredible variety of storage buildings. Texas building manufacturers offer some of the best to be found anywhere, and at great prices that will make you wonder why you didn’t buy one sooner.

A storage building can be any type of building you use for storing things, but there are certain building types which are almost universally seen as being storage buildings, and even these, are sometimes used for other purposes.

Portable buildings

The classic example of what we call a “storage building”, is the portable utility building which is commonly found in the back yards of many American homes. The portable storage building is a building small enough to be moved from one place to another when fully assembled. These utility buildings are normally kept under about 14 feet wide, and 26 feet long to keep them at a safe size for hauling. They are truly “utility” buildings, because they serve many different purposes, and meet many different needs. These are also called storage sheds, but the word shed carries a slightly different meaning. A storage shed would be a building with a shed roof, which usually means a roof slanted from a high side to a low side, with no gable type end. Most people use both terms interchangeably.

Stationary buildings

There are also more or less permanent buildings, built along the same style and size range as the portable buildings, and often built on site, with the design of the home somehow incorporated into the storage building for design continuity. Many of these use the same type of siding as the home, and some are even brick or stone veneer buildings suitable for many other purposes other than storage. These outbuildings often serve as pool houses, guest houses, and even kitchens for those outdoor outings.

Public storage buildings

Say the word “storage building” to some folks, and they automatically think of the long rows of connected buildings which can be rented on a monthly basis. While it is true that these are storage buildings, these public facilities have more in common with a warehouse than a common storage building. They are based on a more or less permanent rental system, unlike an outside building that you would buy, or build on your own property. Plus, you have to drive somewhere to get your stuff.

Barns

Barns are often used for storage, this is more prevalent as our rural areas become semi suburban. As our nation becomes less rural, and the average family no longer maintains farm animals, the need for an area to house live stock and live stock feed gives way to the need to store more of our inanimate stuff, existing barns have been re-tooled to meet the new role of storage buildings.

Garages

The most used storage buildings in Texas, or anywhere in the United States, are our garages. Our garages are rarely used for their intended purpose, and that is not necessarily a bad thing. Parking a vehicle with a tank full of explosive fuel inside an area connected to a home has always seemed a little shaky to me, so using them to store the things we want to keep safe, and nearby may make more sense. Many people are opting to build unconnected carports or metal garages for housing automobiles.

Other storage building uses

Storage buildings are often used for many other purposes, some of them serve the same purposes as other buildings of the past.

Very often, a portable utility building will take on the role once intended for barns, and garages. Some storage buildings are used like barns, or workshops, or gyms, or game rooms, or play rooms, or even business offices, or guest houses. Many portable storage buildings now serve the purposes intended for these other buildings in the past as we rearrange, and reassess our needs.

Storage building finance information

How do you finance a storage building? Financial uncertainty is a fact of life in today’s economy, and unlike the perfect world sometimes offered by on screen entertainment, most people do not have perfect credit. There are a lot of reasons why. In a perfect world, we wouldn’t have credit rating problems, but in a perfect world, we wouldn’t need credit to begin with. the world is not perfect.
Storage building rent to own can be a viable financing option for people who may not have the resources to buy outright at the time, but need the space soon. Rent to own storage buildings are far better options than rent forever public storage.

Storage building materials

Good material, and solid construction will mean long life, and easy maintenance. In most instances this will mean buying metal buildings. Texas climate conditions will take a toll on any building exposed to our difficult weather. Metal storage buildings represent the best long term value.
